Case Study - An International Hotel Group
This Company’s only British Hotel is in the heart of London. Just two years ago it carried out a complete refit to the tune of some 80 million pounds.
Synopsis
Every business has a quantity of assets, both Base and Fixed. The trouble occurs when the business has so many management levels, that over a period of just a few years, the assets in the accounts become confused and invariabley, over inflated.
During refurbishment new assets were purchased and many old assets were put into storage and little documentation kept.
The Hotel group required a full asset valuation. With over 300 Bedrooms, some 40 or more suites, 3 restaurants and a Gymnasium, it was the largest Hotel Asset valuation we had undertaken.
The Valuation:-
To complete a full Asset Valuation, a detailed Inventory had to be carried out first. The Restaurants were extremely busy and so had to be carried out over night. The remaining inventory was carried out over a three week period and the data held on a Hand held device.
An investigation through the hotels purchase invoices helped us to arrive at a cost price Valuation. Using our own asset list (constantly updated by passed Valuations) helped us to arrive at a ‘lower of cost or net realisable’ valuation.
The Result:-
Within a week of the completion of the inventory we were able to certify the Valuation requested by the group. |
